The Opportunity
We're partnered with a scaling digital infrastructure platform developing large-scale, AI-ready data center projects across its portfolio. They're hiring a Director, Preconstruction to take full ownership of front-end project execution - ensuring every site is commercially sound, fully scoped, and ready for seamless transition into construction.
This is a hands-on, detail-driven role sitting at the intersection of design, finance, procurement, and construction. You'll be accountable for budgets, schedules, procurement strategies, and construction readiness across one or more active developments. This is not a high-level advisory role - you'll be deep in the details every week and fully accountable for the projects you run.
What You'll Be Responsible For
Preconstruction Leadership & Ownership
- Lead all preconstruction diligence for projects in your scope, including constructability reviews, site constraints, and infrastructure alignment.
- Own project budgets, cost models, and schedules, ensuring alignment across development, finance, engineering, and delivery teams.
- Act as the accountable owner for preconstruction outputs and readiness.
Procurement & Delivery Planning
- Develop procurement and sequencing strategies for major equipment and long‑lead materials, factoring in supply chain risk and market volatility.
- Evaluate construction methodologies and phasing strategies to optimize timelines and reduce execution risk.
- Support construction teams with early planning to ensure smooth mobilisation.
Contractor & Trade Strategy
- Lead subcontractor prequalification and interview processes to build reliable trade coverage.
- Develop subcontractor engagement strategies across geographies, scopes, and delivery timelines.
- Translate planning and diligence into clear scopes of work, bid packages, and RFP documentation.
Cross-Functional Coordination
- Partner with internal development, construction, engineering, and finance teams to prepare projects for construction contracting.
- Work closely with internal and external design teams through permitting and authority approvals.
- Provide ongoing tracking of budget, pricing, and schedule assumptions throughout preconstruction.
Commercial & Executive Support
- Serve as a technical advisor during sales and commercial pursuits, validating buildability, cost assumptions, and delivery risk.
- Report regularly to leadership on project readiness, procurement status, and preconstruction risk.
- Support strategic decision-making with clear, data-driven recommendations.
What They're Looking For
- 5-10 years of experience in preconstruction, estimating, or project management for data centers, mission‑critical, or industrial projects.
- Proven experience owning at least one project lifecycle end‑to‑end, not just contributing to preconstruction tasks.
- Strong understanding of civil, structural, mechanical, and electrical systems.
- Experience partnering closely with finance and commercial teams to align capital planning with technical scope.
- Solid knowledge of subcontractor prequalification, trade coverage strategies, and procurement planning.
- Strong grasp of construction logistics, long‑lead procurement, and contractor mobilisation.
- Excellent communication skills, including executive reporting and technical documentation.
- Proficiency with tools such as Excel, MS Project, Primavera P6, and estimating platforms.
Working Environment
This role is based in-office at corporate HQ in Brickell (Miami), working closely with senior leadership and cross‑functional teams.
