Summary:
As a Construction Manager, your primary role is to ensure the seamless and successful execution of contracts post-design phase. The ideal candidate possesses expertise in HVAC/mechanical systems and commercial construction, coupled with excellent communication skills. Your support team comprises administrative staff, fellow construction managers, engineers, and design team members, working collaboratively to achieve project objectives. While on-site presence is crucial during heavy construction, flexibility exists for office or remote work during other project phases. Travel to job sites is mandatory.
Construction Manager Responsibilities:
Pre-Construction Activities:
- Review project drawings for scope, construct-ability, and cost savings.
- Assist in subcontractor selection and manage the bid process.
- Evaluate contracts and M&V requirements.
Construction:
- Develop construction schedules and ensure milestones are met.
- Establish and administer the Safety Program.
- Manage subcontractor contracts and coordinate equipment submittals
- Facilitate construction review meetings and produce weekly field reports for the owner.
- Assist in commissioning efforts and address M&V items during construction.
- Review subcontractor pay applications and track project financial.
- Register equipment for warranties and schedule factory start-ups.
- Oversee owner training, project punch lists, and ensure compliance with warranty requirements.
Post Construction:
- Address project issues and resolve warranty matters.
- Develop O&M manuals and As-Builts.
