Leading owner developer in FL is looking to build out their talented team for a $150 MM + Luxury Multifamily project.
ABOUT THE ROLE
In this role, the Project Superintendent is involved in all stages of the construction and project oversight process from Notice to Proceed through the final Certificate of Occupancy. Responsible for the labor, scheduling, and management of the field project activities through turn-over to Asset Management, the Project Superintendent is also responsible for the supervision, planning, organization, scheduling, and the execution of the field activities including the leadership and management of the subcontractors, procurement of materials/equipment, and any internal field forces. Responsibilities & Duties:
Management of Subcontractors and Own Field Forces
- Develop and maintain the construction schedule for assigned development
- Plan, review, and execute field procedures, job layout, equipment, temporary facilities and manpower
- Lead weekly project subcontractor and job coordination meetings and maintain minutes
- Review status of all project related documents such as RFIs, COs, submittals, test results, etc.
- Prepare daily job site progress report summarizing all relative project activities and manpower counts
- Schedule and chair pre-construction meetings with all subcontractors before they mobilize on site
- Maintain positive relationships with governmental, AHJ, designers, engineers and others involved in the project
Site Safety
- Provide daily inspections of the job site to prevent any safety violations and maintain a safe working environment
- Summarize and provide updates regarding compliance and approval of permit conditions as well as coordinate with responsible parties
- Ensure all EEO, safety, and drug test procedures are followed
- Maintain and ensure site security and that the subcontractors have proper insurance before they come on site
Scheduling
- Along with the Project Manager and key subcontractors, develop the overall project schedule; develop and execute look ahead schedules
- Work with PM and PE to expedite delivery of materials and equipment and assume the responsibility for timely delivery
- Ensure appropriate notices are given for schedule delays, weather impacts, site condition delays, etc.
REQUIREMENTS & QUALIFICATIONS
- 10+ years of project superintendent and/or assistant superintendent experience; multi-family construction industry experience highly preferred
- High School Diploma or equivalent required; Associates or Bachelor's degree in construction management, construction engineering, construction science and/or related preferred
- Proficient construction process knowledge with a broad understanding of building codes and associated technical requirements
- Capable of using scheduling software and other computer programs (Procore, Excel, Word)
- Organized and detail-oriented with the ability to comprehend complex construction documents and specifications
- Ability to work a fast-paced, visionary environment
