- Department leader of all preconstruction related activities.
- Train, manage and develop preconstruction team members, systems and processes.
- Solicit subcontractors / vendors to bid on proposed projects.
- Maintain and develop sub/vendor data base for bidding projects.
- Perform quantity take-offs and develop labor and material costs using historical data as well as current pricing derived from active solicitation.
- Create and develop bid proposals for projects complete with qualifications.
- Scope bids to ensure proper coverage of scope.
- Attend pre-bid and walk-thru meetings.
- Manage bid proposal documentation and submission.
- Develop scopes of work for sub-contractors based on contractual documents.
- Provide accurate construction takeoff and cost estimates.
- Able to work multiple projects simultaneously.
- Detailed and accurate in all aspects of the position.
- Develop conceptual schedules as part of determining project costs and time related durations.
- Manage the transition from preconstruction to project management via the estimate hand off meeting.
- Friendly, professional and teamwork oriented.
- Accountable for all aspects of developing construction scopes, qualifications, exclusions and resultant cost.
- Negotiate, draft and execute owner contracts.
- Ability to do conceptual estimates from concept plans and informal narratives.
- Promote a team environment that facilitates creativity, innovation, continuous improvement and value engineering.
- Actively procure and development further business relationships within current client base with close communication with preconstruction and management teams.
