HVAC Project Manager - Philadelphia

The Commercial Construction Department is seeking a skilled and experienced HVAC Project Manager who will be responsible for successfully managing multiple projects simultaneously for quality assurance, productivity, project financials, and document control. They will serve as a point of contact for foreman, general contractors, vendors, and subcontractors.

Key Responsibilities:

  • Lead, manage, and hold team accountable
  • Represent company with complete strength, honesty, trust, integrity, and gratitude (within and outside the company)
  • Display kindness, self-control, maturity, and strength regardless of situation
  • Continuously maintain a high level of professionalism throughout project team
  • Be fair, but firm when addressing and resolving conflict
  • Promote companies products and services through conversations with owners, general contractors, and architect/engineers
  • Oversee multiple projects when necessary (depending on project timing and project size)
  • Maintain minimum 24-hour response time to project communications or updates to clients and team members as much as possible
  • Retain written documentation with general contractor as required for critical project conversations
  • Manage contract document review and distribution process (RFIs, addendums, ASI, SKMs, etc.)
  • Manage change order process, including back charges (if encountered)
  • Assist in development of project budget with DO
  • Attendance required at all general contractor project meetings
  • Effective management of manpower loading as coordinated with company superintendent/foreman
  • Lead team along with superintendent and foreman to deal with any employee issues and/or conversations
  • Identify employees with high levels of talent, work ethic, etc.
  • Continuously evaluate technical ability of field employees; create and implement training plans to aid in their advancement
  • Encourage and support leadership qualities in others and let them lead without micromanaging
  • Take accountability for your actions, mistakes and responsibilities and respond with humility
  • Do not elevate any individuals based on titles, degrees, name, friendships, but instead on attitude, work ethic, humility, and skills
  • Promote realistic culture of safety and company core values with open dialogue
  • Engage superintendent and APMs in teaching/mentoring opportunities
  • Create and maintain project photo/video file for documentation of work completion (when necessary) for future marketing opportunities
  • Oversee meeting minute process with any internal project team meetings
  • Responsible for project material buyout process accuracy, value, and approval of DO
  • Manage equipment/material PO process along with required lead times
  • Manage submittal and material release process as coordinated with superintendent and foreman (material delivered to site as much as possible)
  • Manage project reporting process (time sheets, logs, toolbox talks, safety reports, safety investigations, start-up logs, QC reports, punch lists, etc.)
  • Manage equipment rental process and costs
  • Manage subcontractor process (contracts, costs, schedules, communications, etc.)
  • Monitor project margin through forecasting with realistic expectations and look for opportunities to gain efficiency
  • Manage project closeout process. Look for ways to complete portions of closeout throughout the project whenever possible, not leaving everything for the end
  • Prepare project summary report for Pre-con
  • Prepare and communicate project service opportunity to commercial service manager. As well as project warranty requirements
  • Other duties as assigned

Qualifications:

  • Thorough review and knowledge of project subcontract
  • Thorough understanding of project scope
  • Thorough understanding of change order process specific to project
  • Thorough understanding of applicable DW project codes
  • Through understanding of BIM/shop drawing requirements and manage that process with engineering lead
  • Thorough understanding of project schedules and ITL milestone deliverables
  • Ability to review and understand estimating/bid inclusions/exclusions and costs
  • Minimum 5 - 10 years of experience in commercial construction mechanical field
  • Knowledge of plumbing and mechanical systems
  • Strong skills in leadership, overseeing multiple projects, and self-motivation
  • Excellent communication abilities, including writing, speaking and active listening
  • Organizational skills, including time management, delegation, prioritization and multitasking
  • Able to read and understand equipment installation and operation manuals, specification and submittal sheets
  • Ability to manage competing deadlines while maintaining quality and compliance
  • Capable of interpreting and managing contractual obligations and financial impacts
  • Strong analytical skills to track budgets, forecasts, and project performance metrics
  • Demonstrated capacity for strategic decision making under pressure
