Property Condition Assessor
Our client is seeking an experienced Property Condition Assessor to join a growing and highly respected consulting team. This is a primarily remote position offering the flexibility to work from home while conducting periodic travel to project sites across the United States. All required travel will be supported with per diem reimbursement in addition to company travel accommodations.
The ideal candidate will have extensive experience performing Property Condition Assessments (PCA), Capital Needs Assessments (CNA), and Phase I Environmental Site Assessments (ESA) for a variety of commercial, multifamily, industrial, and institutional properties. Candidates should also bring a strong understanding of both the lender and equity/investor sides of the due diligence process.
Responsibilities
- Perform comprehensive Property Condition Assessments for commercial and multifamily assets.
- Conduct Capital Needs Assessments and reserve studies, including preparation of repair and replacement forecasts.
- Perform and review Phase I Environmental Site Assessments in accordance with industry standards.
- Evaluate building systems including structural, roofing, mechanical, electrical, plumbing, life safety, and site improvements.
- Prepare detailed technical reports and recommendations for clients.
- Support real estate acquisitions, financing transactions, refinancing efforts, and portfolio evaluations.
- Interface directly with clients, lenders, investors, property owners, and project stakeholders.
- Travel to project sites as necessary to complete field investigations and inspections.
- Manage multiple projects while maintaining quality, accuracy, and schedule commitments.
Qualifications
- Bachelor's degree in Engineering, Architecture, Construction Management, Environmental Science, or a related field preferred.
- Demonstrated experience performing:
- Property Condition Assessments (PCA)
- Capital Needs Assessments (CNA)
- Phase I Environmental Site Assessments (ESA)
- Strong understanding of commercial real estate due diligence processes.
- Experience supporting both lender-driven and equity/investor-driven assessment engagements.
- Excellent technical report writing and communication skills.
- Ability to work independently in a fully remote environment.
- Willingness and ability to travel as required for site inspections.
- Professional certifications such as PE, RA, RRC, PMP, ASTM Environmental Professional, or related credentials are a plus.
