Building Enclosure Senior Project Manager

The Company

Our client is a well-established multidisciplinary engineering and consulting firm delivering solutions across the built environment and infrastructure sectors. With a strong national presence and a collaborative, people-focused culture, the firm works on technically challenging projects while providing employees with the support, flexibility, and professional development needed to grow. This is an excellent opportunity to join an experienced building enclosure team that values technical quality, accountability, and long-term client relationships.

The Role

The Building Enclosure Senior Project Manager will lead complex enclosure consulting and commissioning projects from initial pursuit through final closeout. Acting as the primary client contact and technical advisor, this individual will oversee project scope, schedules, financial performance, field investigations, testing, reporting, and repair design. The role also includes mentoring less-experienced project managers, maintaining high QA/QC standards, supporting business development, and coordinating multidisciplinary teams. It offers a strong platform for an experienced enclosure professional to take ownership of major projects while contributing to the continued growth of the practice.

Responsibilities

  • Lead building enclosure projects from initial capture and scoping through delivery and closeout.
  • Serve as the primary point of contact for clients, contractors, consultants, and internal project teams.
  • Confirm project requirements, establish expectations, and clearly communicate responsibilities and deliverables.
  • Perform condition assessments and failure investigations involving air and moisture intrusion.
  • Develop repair designs that address the underlying causes of enclosure failures.
  • Direct and coordinate building enclosure testing to verify compliance with design documents, applicable codes, and owner requirements.
  • Provide technical leadership across roofing, waterproofing, exterior wall, and related enclosure systems.
  • Prepare and implement project-specific QA/QC plans.
  • Lead project meetings, resolve technical issues, and maintain accurate decision and action logs.
  • Coordinate activities across disciplines and contractors during design and construction.
  • Manage project schedules, staffing requirements, milestones, budgets, and profitability.
  • Support fee negotiations, contract administration, invoicing, billing projections, and additional service requests.
  • Monitor project financial performance and take corrective action when required.
  • Prepare clear technical reports, repair recommendations, and final building enclosure commissioning documentation.
  • Oversee project closeout, including final documentation, lessons learned, and required filings.
  • Mentor, train, and support less-experienced project managers and technical staff.
  • Strengthen client relationships and contribute to business development and strategic growth initiatives.

Qualifications

  • Bachelor's degree in Engineering, Architecture, or a related field.
  • 10+ years of relevant project experience in building enclosure consulting, commissioning, design, investigation, or construction.
  • Professional Engineer license or Registered Architect credential preferred.
  • Strong technical knowledge of building enclosure systems, including roofing, below-grade waterproofing, exterior wall systems, and related assemblies.
  • Experience conducting enclosure condition assessments, failure investigations, field testing, and repair design.
  • Thorough understanding of building codes, regulations, construction practices, and design development processes.
  • Proven experience managing complex projects, schedules, budgets, contracts, and multidisciplinary teams.
  • Working knowledge of project financial management, including budgeting, invoicing, profitability, and accounts receivable.
  • Demonstrated experience providing technical leadership and mentoring less-experienced team members.
  • Strong client management, presentation, negotiation, and business development capabilities.
  • Excellent written and verbal communication skills, including technical report writing.
  • Sound judgment, attention to detail, and the ability to manage multiple deadlines and priorities.
  • Proficiency with Microsoft Office.
