Position Summary / ポジション概要
- We are seeking an experienced Senior Manager - Site Selection & Capacity Program Management to lead the identification, assessment, and delivery of strategic data centre and AI infrastructure opportunities across Japan. 日本国内における戦略的なデータセンターおよびAIインフラ案件の発掘・評価・推進をリードする、経験豊富なシニアマネージャーを募集しています。

Key Responsibilities / 主な業務内容
Site Selection & Development Strategy / サイト選定・開発戦略
* Build and manage a pipeline of greenfield and brownfield opportunities across Japan. * 日本全国におけるグリーンフィールドおよびブラウンフィールド案件のパイプラインを構築・管理する。
* Identify and secure strategic sites through engagement with landowners, developers, industrial estate operators, and municipal authorities. * 地権者、デベロッパー、工業団地運営会社、自治体との連携を通じて戦略的な用地を発掘・確保する。
* Evaluate opportunities based on power availability, connectivity, cooling options, seismic risks, permitting requirements, and commercial viability. * 電力供給、通信接続性、冷却方式、耐震性、許認可要件、事業採算性などの観点から候補地を評価する。
* Manage relationships with planning authorities, regulators, and local stakeholders to facilitate project approvals. * 計画当局、規制機関、地域関係者との関係構築を通じて、プロジェクト承認を推進する。
Capacity Planning & Market Intelligence / キャパシティ計画・市場分析
* Monitor data centre market dynamics, capacity availability, pricing trends, and future supply developments across Japan. * 日本国内のデータセンター市場における需給動向、利用可能キャパシティ、価格動向、供給計画を継続的に分析する。
* Track provider capacity, power availability, and Ready-for-Service timelines to support strategic planning. * サービス開始可能時期（RFS）、電力確保状況、提供可能容量を追跡し、事業計画を支援する。
* Collaborate with commercial teams to align customer demand with infrastructure delivery schedules. * 営業部門と連携し、顧客需要とインフラ供給計画を整合させる。
* Provide regular updates, risk assessments, and recommendations to senior leadership. * 経営陣に対し、進捗報告、リスク評価、提言を定期的に実施する。
Technical Due Diligence / 技術デューデリジェンス
* Lead technical and commercial due diligence activities for new site acquisitions and infrastructure investments. * 新規用地取得およびインフラ投資案件において、技術・事業両面のデューデリジェンスを主導する。
* Assess brownfield conversion opportunities for AI-focused deployments including structural, electrical, and cooling requirements. * AI向け施設への転用を目的としたブラウンフィールド案件について、構造・電力・冷却面を評価する。
* Coordinate third-party consultants and technical specialists throughout due diligence processes. * デューデリジェンス全体を通じて外部コンサルタントや技術専門家を管理・調整する。
* Conduct site inspections and validate infrastructure readiness, power availability, and project timelines. * 現地調査を実施し、インフラ整備状況、電力供給能力、プロジェクトスケジュールの妥当性を確認する。
* Prepare executive-level reports outlining risks, opportunities, costs, and investment recommendations. * リスク、機会、コスト、投資提言をまとめた経営層向けレポートを作成する。
Requirements / 応募要件
* Bachelor's degree in Engineering, Real Estate, Urban Planning, Construction Management, Business, or a related discipline. * エンジニアリング、不動産、都市計画、建設マネジメント、経営学、または関連分野の学士号をお持ちの方。
* Minimum 10 years of experience in data centres, infrastructure, telecommunications, utilities, cloud, real estate, or mission-critical facilities. * データセンター、インフラ、通信、電力、クラウド、不動産、またはミッションクリティカル施設における10年以上の経験。
* At least 5 years of experience leading site selection, capacity planning, infrastructure strategy, or large capital development programs. * サイト選定、キャパシティ計画、インフラ戦略、または大規模開発プログラムを主導した5年以上の経験。
* Strong understanding of power infrastructure, data centre development, utility engagement, and project delivery processes. * 電力インフラ、データセンター開発、電力会社との折衝、プロジェクト推進に関する深い知識。
* Proven ability to manage complex cross-functional stakeholders and external partners. * 複雑な社内外ステークホルダーを管理した実績。
