Property Condition Assessor
We are seeking an immediate hire to join a respected AEC consulting firm. This role is based in their Seattle, Washington office. You will have the opportunity to evaluate existing facilities, perform property condition assessments, and contribute to meaningful insights that support client decision‑making across a diverse portfolio of buildings.
The Property Condition Assessor will be responsible for:
- Conducting comprehensive property condition assessments (PCAs) for commercial, residential, and institutional buildings, including documentation of site conditions, building systems, structural components, and envelope performance.
- Performing detailed field evaluations, including interviews with facility personnel, review of maintenance records, and systematic walk‑throughs to identify deficiencies, deferred maintenance, and system lifecycle needs.
- Preparing written PCA reports, cost tables, opinions of probable repair costs, and capital reserve projections that reflect accuracy, clarity, and industry best practices.
- Coordinating with multidisciplinary team members-including structural, MEP, and building‑enclosure specialists-to ensure complete, high‑quality deliverables.
- Communicating technical findings to clients in a clear, practical, and solution‑oriented manner, providing guidance on building condition, risk, long‑term asset planning, and capital investment strategies.
The Property Condition Assessor should have the following qualifications:
- Bachelor's degree in Engineering, Architecture, Construction Management, or a related field
- 5+ years of professional experience in property condition assessments, building evaluations, facility assessments, or related work with existing buildings
- Familiarity with building systems, materials, and construction methods across multiple asset types
- Strong technical writing skills and the ability to develop well‑structured PCA reports
