Position Summary
The Senior Commercial Estimator plays a critical role in the pre‑construction phase by producing accurate, competitive cost estimates that support project feasibility for commercial clients of all sizes. This role collaborates closely with design, engineering, project management, procurement, operations, and external partners, ensuring that all estimates reflect constructability considerations, market conditions, and project risk.
Responsibilities & Essential Functions
Project Scoping & Preliminary Analysis
- Develop preliminary scopes of work and conceptual system designs aligned with client objectives.
- Conduct pre‑construction surveys, feasibility assessments, and other early‑stage research.
- Perform thorough reviews of plans and specifications to ensure complete and accurate takeoffs.
- Interpret contract documents and drawings to ensure estimates meet project and compliance requirements.
Estimating, Takeoffs, & Cost Development
- Perform detailed takeoffs and assemble complete pricing estimates including materials, equipment, labor, subcontracted work, and indirect costs.
- Prepare general conditions, allowances, exclusions, and contingencies.
- Apply prevailing wage requirements and labor classifications based on jurisdiction.
- Contribute to developing preliminary construction schedules to support proposal preparation.
Vendor & Subcontractor Coordination
- Create and issue solicitation packages for vendors and subcontractors.
- Evaluate proposals, develop comparison matrices, and prepare summary documentation.
Cross‑Functional Collaboration & Risk Evaluation
- Work with design and operations teams to review estimates, identify risks, and pursue cost‑saving or value‑engineering opportunities without compromising quality.
- Coordinate with internal stakeholders and external consultants to confirm scope and resolve discrepancies
