Position Overview
The Senior Project Manager is responsible for the successful planning, execution, and closeout of multiple complex exterior building restoration projects throughout the Metro NYC area. This role provides overall leadership and accountability for schedule, budget, quality, safety, and client satisfaction across assigned projects.
The ideal candidate brings strong technical expertise in exterior restoration construction, proven leadership experience, and the ability to manage multiple stakeholders in fast-paced, urban environments.
Key Responsibilities
Project Leadership & Delivery
- Lead multiple concurrent exterior restoration projects from contract award through final completion.
- Oversee façade restoration, masonry, roofing, waterproofing, structural concrete, and structural steel scopes.
- Serve as the primary point of contact for owners, property managers, architects, engineers, and consultants.
- Develop detailed project schedules, logistics plans, and phasing strategies suitable for occupied buildings and constrained urban sites.
Financial & Contract Management
- Establish and manage project budgets, cost forecasting, and cash flow.
- Review and administer contracts, subcontractor agreements, and scopes of work.
- Manage change orders, including pricing, negotiations, approvals, and documentation.
- Track costs, identify potential risks early, and implement corrective actions to protect project profitability.
Team & Field Coordination
- Work closely with Superintendents and field teams to maintain productivity, safety, and quality.
- Lead and mentor Project Managers and Assistant Project Managers.
- Coordinate labor planning, material procurement, and equipment needs.
- Conduct regular project meetings to ensure alignment across teams.
Quality, Safety & Compliance
- Enforce company safety programs and quality control standards.
- Ensure all work complies with NYC DOB requirements, applicable codes, and industry best practices.
- Oversee inspections, testing, and documentation throughout the project lifecycle.
- Proactively resolve constructability challenges and field execution issues.
Client Relations & Preconstruction Support
- Maintain strong client relationships through proactive and transparent communication.
- Participate in preconstruction activities, including budgeting, scheduling, and constructability reviews.
- Support proposal development and bid reviews for negotiated and repeat client work.
Required Qualifications
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related discipline-or equivalent professional experience.
- 10+ years of experience managing complex construction projects, preferably in exterior restoration or façade-related work.
- Demonstrated experience managing projects in dense urban environments and occupied buildings.
- Strong working knowledge of NYC construction regulations, safety standards, and coordination requirements.
- Proven ability to manage multiple projects, large budgets, and diverse project teams simultaneously.
- Excellent communication, leadership, and problem-solving skills.
- Proficiency with construction management software, scheduling tools, and cost control systems.
Preferred Experience
- Experience with landmark or historically significant buildings.
- Background in masonry, façade systems, roofing, waterproofing, and structural restoration.
- Familiarity with NYC exterior compliance programs and inspection-driven repair projects.
