Senior Project Manager
The Project Superintendent plays a critical role in the successful execution of construction projects. This position is essential to the effective operation of field activities and contributes significantly to the overall success of the organization. The purpose of this job description is to define the duties, responsibilities, and authority of the Project Superintendent, and to promote a collaborative relationship with the General Superintendent, Project Manager, Project Engineer, Project Coordinator, Subcontractors, Foremen, and crews.
The Project Superintendent reports directly to the General Superintendent, Project Manager, or executive leadership. While authority may be delegated to qualified personnel, the responsibility remains with the Superintendent.
Essential Duties and Responsibilities
The primary responsibilities include:
- Coordinating all field activities, including job scheduling.
- Serving as the liaison between vendors, subcontractors, and the company.
- Ensuring efficient crew operations, organized workflows, and synchronized subcontractor activities to maximize productivity and profitability.
Qualifications
- Ability to interpret and follow construction plans and specifications.
- Strong leadership and communication skills.
- In-depth knowledge of construction techniques and the ability to determine the most efficient methods.
- Foresight to anticipate and mitigate potential issues.
- Commitment to cost control and adherence to project schedules.
- Proficiency in using surveying tools (transit and level).
- Ability to clearly communicate project plans and sequences to all stakeholders.
Key Duties
- Ensure foremen and leads are qualified and effective.
- Accurately lay out projects, ensuring proper grades and structure placement.
- Review job schedules and cost breakdowns with the Project Manager.
- Set up job site offices, trailers, and ensure all required postings and facilities are in place.
- Enforce safety regulations and ensure attendance at safety meetings.
- Maintain emergency preparedness (first aid kits, cots, etc.).
- Maintain thorough knowledge of project plans and specifications.
- Uphold high standards of quality control and site cleanliness.
- Ensure proper placement of safety barricades and lighting.
- Collaborate closely with the Project Manager on scheduling and logistics.
- Keep progress schedules updated and review job costs monthly.
- Maintain inventory control of tools and equipment.
- Secure the job site daily.
- Support foremen in resolving issues.
- Complete and submit daily reports.
- Ensure proper documentation of change orders and as-built plans.
- Monitor crew attendance.
- Submit all receipts, mail, and reports promptly.
- Attend pre-construction and construction meetings, noting potential issues.
- Assist inspectors and maintain positive relationships with all project stakeholders.
- Coordinate heavy equipment maintenance and usage.
- Attend technical meetings as needed.
- Communicate unforeseen issues to the Project Manager.
- Assist in estimating project completion percentages for invoicing and reporting.

- Familiarity with construction and site terminology.
- Ability to read and interpret blueprints.
- Strong planning and organizational skills.
- Proficiency in scheduling and coordination.
- Competence in using computers and construction-related software.
