Position Overview
The Lead Estimator will be a key player in the preconstruction team, responsible for preparing accurate and competitive cost estimates for residential and high-density urban developments, including mid- and high-rise buildings. This role requires deep knowledge of vertical construction, structural systems, and the unique challenges of residential project delivery in dense urban settings.
Key Responsibilities
- Lead the preparation of detailed cost estimates for residential and high-rise construction projects from concept through final design.
- Analyze architectural and engineering drawings, specifications, and site conditions to develop accurate pricing.
- Source and evaluate subcontractor and supplier bids, with a focus on trades relevant to vertical construction (e.g., concrete, façade systems, MEP).
- Collaborate with developers, architects, and consultants to align scope, budget, and schedule.
- Conduct constructability reviews and identify cost-saving opportunities through value engineering.
- Present estimates to internal stakeholders and participate in bid strategy meetings.
- Maintain and refine historical cost data specific to residential and high-rise construction.
- Mentor junior estimators and contribute to the development of best practices within the estimating team.
Qualifications
- Bachelor's degree in Construction Management, Engineering, or a related field (or equivalent experience).
- Minimum 7+ years of estimating experience, with a strong focus on residential and mid- to high-rise construction.
- Proficiency in estimating software (e.g., Bluebeam, ProEst, Sage Estimating, PlanSwift).
- In-depth knowledge of construction methods, materials, and building codes specific to vertical residential projects.
- Strong communication, negotiation, and organizational skills.
- Ability to manage multiple complex estimates and deadlines.
- Familiarity with urban construction logistics, permitting, and site constraints is a plus.
