Your Role and Responsibilities
- Analyze bid invitations and explore platforms to identify viable project opportunities.
- Examine construction documents-plans, specs, addenda, and RFIs-to fully grasp project requirements.
- Conduct on-site evaluations to understand site-specific conditions and constraints.
- Detect inconsistencies or unclear elements in project documentation and coordinate with stakeholders for clarification.
- Assess potential risks and collaborate with internal teams to ensure accurate project scoping and smooth handoffs.
- Take on special assignments and contribute to broader team initiatives as needed.
Estimating and Takeoff Duties
- Use Trimble Estimation (or similar software) to perform precise quantity takeoffs for materials such as ductwork, piping, and equipment.
- Generate comprehensive material lists with up-to-date pricing and vendor quotes.
- Estimate labor needs based on project scope, crew structure, and productivity benchmarks.
Subcontractor and Vendor Coordination
- Source and engage subcontractors for specialized trades including HVAC, electrical, insulation, and controls.
- Review and negotiate subcontractor bids to ensure competitive pricing and alignment with project goals.
Proposal and Cost Development
- Solicit pricing from suppliers and subcontractors professionally and efficiently.
- Compile all cost components-materials, labor, equipment, permits, and contingencies-into a cohesive estimate.
- Ensure all bid documentation is complete, accurate, and submitted on time.
- Create detailed proposals outlining scope, pricing, and timelines, and present them to clients with clarity and confidence.
What You Bring to the Table
- In-depth knowledge of mechanical systems, including HVAC and plumbing.
- Familiarity with relevant codes and industry practices.
- Strong blueprint reading and document interpretation skills.
- Expertise in takeoff techniques and cost estimation.
- Ability to develop detailed, accurate cost breakdowns and proposals.
- Excellent organizational, analytical, and communication skills.
- Skilled in negotiation and market analysis to optimize project budgets.
- Proficiency in Microsoft Office and adaptability to new software tools.
- Experience with project scheduling tools; AutoCAD skills are a plus.
- Must be proficient in Trimble Estimation or equivalent software.
Preferred Background
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related discipline.
- A minimum of 10 years of experience in mechanical estimating within the construction sector.
