About the Role

We are seeking a highly skilled Preconstruction Manager to lead the early-phase planning and estimating efforts for complex mechanical projects across the commercial, industrial, healthcare, and higher education sectors. This role is ideal for someone with deep technical knowledge of HVAC, plumbing, and mechanical piping systems, and a proven ability to manage preconstruction processes from concept through to contract.


Key Responsibilities

  • Lead the preconstruction process for multiple projects, including budgeting, estimating, scheduling, and design coordination.
  • Develop conceptual and detailed estimates for mechanical systems (HVAC, plumbing, piping).
  • Collaborate with clients, engineers, architects, and internal teams to define project scope and align expectations.
  • Review and interpret mechanical drawings, specifications, and design documents.
  • Solicit and evaluate subcontractor and supplier bids to ensure comprehensive and competitive pricing.
  • Prepare and present proposals, bid packages, and value engineering options.
  • Coordinate design-build efforts with specialty contractors to meet project goals.
  • Attend site visits, design meetings, and pre-bid walkthroughs to gather critical project information.
  • Identify project risks and provide strategic input to mitigate cost and schedule impacts.
  • Maintain up-to-date knowledge of market trends, labor rates, and material costs.

Qualifications

  • Minimum 6 years of experience in mechanical estimating or preconstruction management.
  • Strong background in HVAC, plumbing, and mechanical piping systems.
  • Experience with commercial, industrial, healthcare, and higher education construction projects.
  • Proficiency in estimating software (e.g., Trimble, QuickPen, Bluebeam, or equivalent).
  • Excellent communication, negotiation, and organizational skills.
  • Ability to manage multiple projects and deadlines in a fast-paced environment.
  • Bachelor's degree in Mechanical Engineering, Construction Management, or a related field preferred.
