Senior Project Manager
Position Overview
The Senior Project Manager provides leadership and oversight for large-scale, complex construction projects from preconstruction through closeout. This role is responsible for project execution, financial performance, risk management, schedule adherence, team development, and overall operational success. The Senior Project Manager partners with internal and external stakeholders to ensure projects are delivered safely, efficiently, and profitably while maintaining high standards of quality and performance.

Key Responsibilities
Project Leadership & Execution
- Lead and manage one or more complex construction projects throughout all phases of delivery.
- Oversee project planning, execution, administration, financial performance, and closeout activities.
- Coordinate cross-functional project teams to achieve schedule, budget, safety, and quality goals.
- Provide leadership and mentorship to project engineers, assistant project managers, and project managers.
- Establish project execution strategies and ensure alignment among all stakeholders.
Preconstruction & Procurement
- Support preconstruction activities including estimating, scope development, constructability reviews, scheduling, and procurement planning.
- Lead subcontractor buyout processes, including scope reviews, bid analysis, pricing validation, and contract awards.
- Participate in budgeting, GMP development, conceptual estimating, and value engineering efforts.
- Coordinate procurement schedules to ensure timely delivery of materials and equipment.
Contract Administration & Change Management
- Manage contract requirements and ensure compliance throughout the project lifecycle.
- Evaluate, negotiate, and administer change orders and contract modifications.
- Review pricing proposals and schedule impacts related to project changes.
- Coordinate with legal, risk management, and operational leadership as necessary to resolve contract issues.
Financial Management
- Develop and maintain project budgets, forecasts, and cost reports.
- Monitor project financial performance and identify opportunities to improve profitability.
- Review subcontractor invoices and project billing processes.
- Track project costs, contingency usage, labor productivity, and margin performance.
- Prepare and present financial updates to leadership teams.
Schedule Management
- Develop and maintain project schedules in collaboration with field leadership.
- Coordinate procurement, labor, and subcontractor activities to support project milestones.
- Identify schedule risks and implement mitigation strategies to maintain project objectives.
- Monitor progress and adjust project plans as necessary.
Risk Management & Quality Control
- Identify and proactively manage project risks related to schedule, cost, safety, quality, and contractual obligations.
- Implement risk mitigation plans and lead issue resolution efforts.
- Ensure quality management procedures are effectively executed throughout construction.
- Maintain thorough project documentation and reporting.
Communication & Relationship Management
- Lead progress meetings, coordination meetings, and project reviews.
- Serve as a primary point of contact for project stakeholders.
- Communicate project status, challenges, and solutions effectively to leadership and project teams.
- Foster strong working relationships with trade partners, consultants, vendors, and ownership representatives.
Project Closeout
- Lead project turnover and closeout activities.
- Ensure completion of punch list items, warranties, as-built documentation, and final financial reconciliation.
- Drive timely completion of all contractual closeout requirements.
Required Skills & Qualifications
- Strong knowledge of commercial construction project delivery and management practices.
- Advanced leadership, communication, negotiation, and presentation skills.
- Experience managing complex projects from preconstruction through final turnover.
- Proficiency with construction management, project accounting, scheduling, and document control software.
- Understanding of BIM, project controls, cost management, and procurement processes.
- Ability to develop budgets, forecasts, estimates, GMPs, and competitive bid packages.
- Strong financial acumen with the ability to manage budgets and maximize project profitability.
- Experience implementing Lean construction principles preferred.
- Strong problem-solving, risk management, and decision-making abilities.
- Ability to develop and lead high-performing project teams.
- Skilled at building collaborative relationships across all levels of a project organization.
Education
- Bachelor's degree in Construction Management, Engineering, or a related field preferred.
- Equivalent industry experience may be considered in lieu of formal education.
Experience Requirements
- 10+ years of commercial construction project management experience.
- Demonstrated success managing large and complex construction projects.
- Experience overseeing projects from preconstruction through closeout.
- Mission Critical or Data Center project experience preferred.
- Proven track record of managing budgets, schedules, subcontractors, and project teams successfully.
