Project Manager / Estimator - Building Envelope & Waterproofing
Position Overview:
We are seeking a detail-oriented and proactive Project Manager/Estimator to oversee and estimate commercial and institutional building envelope restoration projects. This role involves managing all phases of project delivery-from initial bid through closeout-ensuring quality, safety, and profitability.
Key Responsibilities:
Estimating:
- Analyze architectural drawings, specifications, and site conditions to prepare accurate cost estimates.
- Develop detailed proposals including scope, pricing, and schedules for waterproofing, masonry restoration, sealants, and coatings.
- Coordinate with vendors and subcontractors to obtain competitive pricing and availability.
- Present estimates and budgets to internal stakeholders and clients.
Project Management:
- Plan, schedule, and manage multiple restoration projects simultaneously.
- Lead project kickoff meetings and coordinate with field teams, superintendents, and subcontractors.
- Monitor project progress, budget adherence, and quality standards.
- Manage change orders, RFIs, submittals, and project documentation.
- Ensure compliance with safety regulations and company policies.
Client & Team Coordination:
- Maintain strong relationships with clients, architects, engineers, and property managers.
- Communicate project status and resolve issues proactively.
- Collaborate with internal departments including operations, safety, and finance.
Qualifications:
- 5+ years of experience in construction project management and estimating, preferably in waterproofing or restoration.
- Strong understanding of building envelope systems and materials.
- Proficiency in estimating software and project management tools.
- Excellent communication, negotiation, and organizational skills.
- OSHA certification and familiarity with safety protocols preferred.
