Construction Project Manager
Position Overview & Purpose
The Project Manager oversees the full lifecycle of assigned projects-from initial planning through final delivery. This role is accountable for ensuring projects are completed on time, within budget, and to the highest standards of client satisfaction and profitability.
Candidates should have at least five years of experience in project management or equivalent construction experience involving design/build projects in either field or office settings. A strong background in mechanical construction is essential. Experience managing healthcare or design/build projects exceeding $10 million is highly desirable.
This is an on-site position based in the Kansas City office; remote or hybrid work is not available. The role involves periodic travel to project sites, many of which are located on U.S. military installations. Access to these sites requires government clearance, which includes passing a background check and holding a valid driver's license. Applicants must meet all base access requirements.
The Project Manager reports to the Senior Project Manager or Project Executive.
Key Responsibilities
- Prepare, negotiate, and manage subcontracts and purchase orders.
- Develop and maintain project schedules using scheduling software.
- Oversee design processes and manage scope development for design/build projects.
- Lead proposal development, review design submissions, conduct subcontractor scope meetings, and ensure proposals meet RFP standards.
- Forecast costs accurately and manage project budgets.
- Administer submittals and documentation through project management software.
- Maintain thorough knowledge of project details, including RFPs and scope of work; lead progress meetings and hold teams accountable.
- Manage payment applications for owners and subcontractors, ensuring timely submission.
- Collaborate with estimating teams during buyout; confirm scope coverage, monitor progress, select subcontractors, and execute contracts.
- Document and interpret scope changes.
- Maintain strong relationships with owners and subcontractors through regular communication.
- Mentor and delegate tasks to assigned Project Engineers or Coordinators.
Required Skills & Qualifications
- Bachelor's degree in construction or engineering preferred but not required.
- Minimum five years of project management experience or equivalent in design/build construction.
- Expertise in mechanical construction.
- Experience with healthcare or design/build projects over $10 million preferred.
- Advanced proficiency in Microsoft Office Suite and scheduling tools (Primavera P6 experience preferred).
- Strong knowledge of construction management software and financial budgeting.
- Familiarity with LEED standards, sustainable building practices, and healthcare facility codes.
- Excellent problem-solving, organizational, and communication skills.
- Ability to manage multiple priorities and adapt to changing conditions.
- Positive, proactive, and team-oriented mindset.
- Willingness to travel 10-20% of the time.
Physical Requirements
- Ability to travel for extended periods (10-20% of the role).
- Comfortable working in both indoor and outdoor construction environments, including exposure to noise and hazardous materials.
- Capable of navigating active construction sites.
- Proficient in computer use for reporting, email, and documentation.
- Effective communication in person, by phone, and electronically.
