Project Manager - HVAC Controls & Building Automation (Detroit, MI Area)

About the Role

We are seeking a Project Manager based in the Detroit, Michigan area (within approximately a 1-hour commute) to lead the execution of building automation and HVAC controls projects across commercial and light industrial environments.

This role is responsible for overseeing the full project lifecycle-from kickoff through closeout-ensuring projects are delivered on time, within budget, and in alignment with client expectations. The ideal candidate has strong experience in building automation systems (BAS) and HVAC controls, along with proven project management skills and the ability to coordinate cross-functional teams.

Mission-critical or data center experience is not required; however, a solid background in controls and HVAC systems is essential.


Key Responsibilities

  • Manage building automation and HVAC controls projects from initiation through completion.
  • Develop and maintain project schedules, budgets, and resource plans.
  • Coordinate with engineering, programming, and field teams to ensure successful project execution.
  • Serve as the primary point of contact for clients, providing regular updates on project status, milestones, and risks.
  • Review project scope, specifications, and drawings to ensure alignment with deliverables.
  • Manage subcontractors, vendors, and suppliers to ensure timely and quality performance.
  • Oversee procurement of materials and equipment in coordination with internal teams.
  • Track project progress, identify risks, and implement mitigation strategies.
  • Ensure compliance with project requirements, industry standards, and safety regulations.
  • Support commissioning and project turnover, ensuring proper documentation and client acceptance.
  • Review and approve submittals, RFIs, change orders, and project cost updates.
  • Maintain accurate project documentation, including schedules, reports, and financial tracking.
  • Drive continuous improvement in project execution, communication, and processes.

Qualifications

  • 3-7+ years of experience in project management within building automation, HVAC controls, or related systems.
  • Strong understanding of BAS/DDC systems, HVAC equipment, and control strategies.
  • Proven ability to manage multiple projects simultaneously.
  • Experience coordinating with engineering teams, field technicians, and subcontractors.
  • Familiarity with project financials, including budgeting, forecasting, and cost control.
  • Strong organizational and time management skills.
  • Excellent communication skills, both technical and client-facing.
  • Ability to read and interpret mechanical, electrical, and controls drawings/specifications.
  • Proficiency in project management tools and Microsoft Office Suite.
  • Valid driver's license and ability to travel locally to job sites.

Preferred Qualifications

  • Experience working for a controls contractor, systems integrator, or mechanical contractor.
  • Familiarity with BAS platforms (e.g., Niagara, Distech, Trane, Johnson Controls, Siemens, etc.).
  • Knowledge of construction project workflows and coordination processes.
  • Basic understanding of networking and integration protocols (BACnet, Modbus, etc.).
  • PMP certification or similar project management certification (preferred but not required).

Work Location & Travel

  • Must be based within Detroit, MI or within approximately a 1-hour commuting distance.
  • Primarily local travel to job sites within the Detroit metro area.
  • Occasional regional travel may be required depending on project needs.
