Role Overview

The Site Development Project Manager will be responsible for overseeing the site development phase across multiple active residential development projects in Georgia and/or Tennessee. This person will act as a key link between internal development, engineering, and construction teams, while also coordinating with external consultants, site contractors, surveyors, inspectors, and local jurisdictions.

The role is well suited to someone with a background in civil engineering, land development, site construction, surveying, or horizontal construction who enjoys being close to the field while still managing schedules, documentation, technical coordination, and project reporting.

You will be involved from early site preparation through construction close-out, helping ensure that civil/site work is delivered efficiently, accurately, and in line with project milestones. The position requires strong organization, clear communication, and the ability to solve problems quickly when issues arise in the field.


Role Responsibilities

  • Manage and coordinate site development activities across multiple active residential or multifamily development projects.
  • Serve as a liaison between internal development, engineering, and construction teams to ensure site work aligns with project goals, schedules, and technical requirements.
  • Coordinate with civil engineers, surveyors, contractors, subcontractors, utility providers, inspectors, and local permitting authorities.
  • Monitor project milestones relating to grading, utilities, stormwater, roadways, site access, foundations, inspections, and construction close-out.
  • Review and track construction documentation including civil plans, approved drawings, shop drawings, inspection reports, submittals, field photos, survey documents, and as-built information.
  • Support field teams with resolving construction-related issues, design conflicts, jurisdictional comments, or site coordination challenges.
  • Organize and participate in project meetings such as pre-construction meetings, site development kick-offs, progress meetings, and milestone reviews.
  • Track and report on project status, outstanding actions, approvals, inspections, and key site development deliverables.
  • Coordinate survey-related items including foundation surveys, utility as-builts, stormwater as-builts, and final project survey documentation.
  • Assist with erosion control, stormwater compliance, SWPPP/NPDES coordination, and initial BMP inspections where required.
  • Monitor water meter, utility, and infrastructure status to ensure project needs are met at the correct stage of construction.
  • Maintain organized project records using construction management and document control platforms.
  • Proactively identify delays, risks, or coordination issues and work with the wider team to keep projects moving forward.
  • Contribute to process improvements across the site development and project delivery function as the business continues to scale.

Education & Qualifications

  • 5+ years of experience in civil/site development, land development, construction management, surveying, horizontal construction, or a related field.
  • Experience working on residential, multifamily, mixed-use, commercial, or large-scale site development projects is strongly preferred.
  • Bachelor's degree, associate degree, technical qualification, or equivalent hands-on industry experience will be considered.
  • Strong understanding of civil plans, site construction sequencing, grading, utilities, stormwater, inspections, and jurisdictional coordination.
  • Experience coordinating with civil engineers, contractors, surveyors, inspectors, and municipal reviewers.
  • Proficiency with Microsoft Office required.
  • Experience with Bluebeam, Autodesk Construction Cloud, BIM 360, or similar construction/document management platforms is preferred.
  • Professional Engineering license is a plus but not required.
  • Strong communication, organization, and problem-solving skills.
  • Ability to manage multiple projects and deadlines in a fast-paced environment.
  • Valid driver's license required.
  • Willingness to travel locally or regionally as needed for project meetings and site visits.
