Position Summary
The Senior Project Manager oversees the successful planning, execution, and closeout of construction projects, ensuring quality, schedule, profitability, and client satisfaction. This role supports preconstruction efforts and transitions projects into operations, coordinating with ownership, design teams, subcontractors, vendors, and internal staff throughout the project lifecycle.
Qualifications
Education Associate degree in Construction Management, Engineering, or related field preferred, or equivalent experience.
Experience * 7-10+ years of construction project management experience
* Experience with multifamily, senior living, healthcare, and/or medical office projects preferred
* Ability to manage ground-up projects valued at $30M-$40M
* Experience with Procore, SmartBid, Bluebeam, Smartsheet, Phoenix, or similar software
* Wood-frame multifamily construction experience highly desirable
Skills * Strong communication, leadership, and organizational abilities
* Capable of managing multiple projects, teams, subcontractors, and vendors simultaneously
* Knowledge of construction administration including RFIs, submittals, budgets, schedules, change orders, and closeout processes
* Proficient with Microsoft Office and project management software
* Ability to travel periodically as needed
Key Responsibilities
Preconstruction & Estimating Support * Assist with design coordination, permitting, licensing, and project presentations
* Support development of scopes of work, bid packages, and procurement efforts
* Coordinate bidding activities, subcontractor outreach, vendor development, and bid evaluations
* Assist with contractor qualification processes, takeoffs, buyout documentation, subcontracts, and purchase orders
* Help maintain historical cost data and design standards
Project Management & Operations * Set up projects, budgets, schedules, and project management systems
* Coordinate with owners, architects, consultants, field teams, subcontractors, and vendors
* Manage subcontracts, purchase orders, submittals, RFIs, change requests, change orders, and project documentation
* Maintain project schedules and facilitate project, trade partner, and owner meetings
* Review billing, prepare owner pay applications, and support financial tracking
* Oversee testing, inspections, safety compliance, QA/QC efforts, and document control
* Ensure project drawings and specifications remain current and accurate
* Monitor project progress, address field issues, and maintain stakeholder communication
Closeout & Post-Construction * Lead punch list completion, project turnover, owner training, and occupancy processes
* Manage closeout documentation including warranties, as-builts, O&M manuals, and certificates of occupancy
* Assist with warranty issues and asset management activities
* Lead project debriefs and lessons learned meetings to support continuous improvement

Physical Requirements
Ability to work in office and construction site environments, including climbing stairs and ladders, accessing rooftops, lifting up to 25 pounds, and working in varying weather and site conditions.
Travel
Occasional travel to project sites, including out-of-state locations, may be required. Business expenses are reimbursed in accordance with company policy.
