[KR] Project Director - Data Center & Construction
We are seeking a Project Director to lead the development and construction of data centers in Korea. This role demands a blend of technical expertise, strategic acumen, and leadership skills to ensure successful project delivery.
Key Responsibilities:
- Site Selection & Due Diligence: Conduct thorough assessments of power availability, fiber connectivity, land use/zoning, environmental regulations, and water sources.
- Data Center Design & Infrastructure Knowledge: Ensure designs meet Tier standards, incorporate advanced cooling technologies, modular construction methods, power distribution systems, and sustainability requirements.
- Permitting & Regulatory Compliance: Navigate local codes, Environmental Impact Assessments (EIA), building approvals, and energy/utility regulations.
- Project Feasibility Analysis: Model CapEx/OpEx, IRR, NPV, and perform sensitivity analysis related to site selection and due diligence.
- Business Case Development: Craft investment memos and secure board approvals with compelling ROI and scalability arguments.
- Land and Power Acquisition Strategy: Negotiate exclusivity agreements, land purchase/lease terms, and secure substation or Power Purchase Agreements (PPA).
- Government & Utility Engagement: Liaise with government bodies, energy regulators, and utility providers to ensure project alignment and compliance.
- Vendor & Consultant Coordination: Manage brokers, legal, technical consultants, EPC, and design teams from initiation to pre-construction.
- Customer Engagement: Engage with hyperscalers and enterprises early to shape demand and tailor project specifications.
- End-to-End Project Development Lifecycle: Oversee the entire project lifecycle from land scouting to shovel-ready status (pre-construction).
- Multidisciplinary Coordination: Bridge legal, finance, engineering, and commercial teams to ensure cohesive project execution.
- Milestone Planning & Risk Mitigation: Identify potential red flags early (permitting, grid timelines, etc.) and drive de-risked execution plans.
- Strong Negotiation & Communication: Excel in negotiations, particularly in land, JV, or utility agreements.
- Analytical Thinking & Decision-Making: Make quick and accurate judgments based on complex technical and commercial data.
- Team Leadership & Cross-Functional Influence: Lead small, agile teams and influence internal C-level or investor stakeholders.
Requirements
- Bachelor's degree in Engineering, Construction Management, or a related field. Advanced degree preferred.
- Minimum of 15 years of experience in project management.
- At least 7 years of experience in data center design and construction.
- Strong understanding of data center design, infrastructure, and regulatory compliance.
- Proficiency in project feasibility analysis and business case development.
- Ability to model financial metrics (CapEx/OpEx, IRR, NPV) and conduct sensitivity analysis.
- Skilled in negotiating land and power acquisition agreements.
- Proven ability to lead multidisciplinary teams and manage stakeholders effectively. Strong negotiation and communication skills.
- Analytical thinking, decision-making, and team leadership. Ability to influence internal and external stakeholders.
Highly Desirable:
- Certifications: Relevant certifications such as Certified Data Center Project Management (CDCPM) or Project Management Professional (PMP)
