Role Overview
The Project Manager will oversee and manage projects from pre-construction through to completion. This role involves coordinating field operations, liaising with clients, managing subcontractors and vendors, budgeting, scheduling, and ensuring that all work is performed safely, on time, and within budget, while maintaining high standards of quality and compliance.
Key Responsibilities
Plan, organize, and manage multiple restoration / exterior work projects simultaneously, ensuring deliverables are met on schedule and within budget.
Develop project scopes, work breakdowns, schedules, and budgets.
Coordinate with clients, architects, engineers, inspectors, and subcontractors throughout all project phases.
Monitor job sites to ensure that safety, quality, and regulatory compliance standards are met.
Oversee procurement of materials, tools, services; track costs, manage change orders.
Supervise project staff and subcontractors, delegate tasks, ensure accountability.
Conduct regular site inspections and progress reporting.
Resolve issues and challenges that arise on site, including technical, logistical, or client-related problems.
Maintain project documentation: contracts, permits, inspections, invoices, schedules.
Ensure compliance with relevant building codes, historic preservation standards, safety regulations, Local Law 11 (if operating in NYC or similar jurisdictions) or equivalent local laws.
Prepare regular reports for senior management on project status, risks, financials, and schedule.
Qualifications & Skills
Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field, or equivalent experience.
Minimum 5-7 years of project management experience in exterior restoration, masonry, building envelope, or a similar field.
Proven track record managing projects involving scaffolding/rigging, masonry work, waterproofing, structural repairs, etc.
Strong knowledge of construction methods, materials, codes, and regulations (historic preservation a plus).
Excellent organizational, leadership, and communication skills.
Strong financial acumen: able to prepare and manage budgets, forecasts, and cost control.
Capacity to manage multiple projects in parallel, with keen attention to detail.
Proficiency with project management software/tools (e.g. MS Project, Procore, PlanGrid or similar).
Ability to read blueprints, specs, and perform take-offs.
Commitment to safety protocols, with experience enforcing safe work practices on site.
Working Conditions
Frequent travel to job sites; substantial time spent onsite.
Ability to work outdoors in varying weather and conditions.
Some evening or weekend work as project schedules demand.
Use of protective equipment and compliance with safety regulations.
