They deliver building envelope and façade solutions including rigging & scaffolding, masonry restoration, concrete restoration, waterproofing, roofing, high-pressure cleaning, metal cladding, structural steel repairs, probes & testing, Local Law 11 inspections, asbestos removal, and sidewalk bridging.

The Role
The Project Manager will lead exterior restoration projects from kickoff through closeout-owning schedule, budget, field coordination, vendor management, documentation, and client communication. This role requires daily collaboration with field teams and subcontractors, including Spanish-speaking crews; Spanish fluency at a professional level is essential to ensure safe, clear, and efficient jobsite communication.
Key Responsibilities
Project Execution & Site Leadership
- Manage façade/exterior restoration projects end-to-end: planning, mobilization, production, and closeout.
- Coordinate field operations across scopes such as masonry and concrete restoration, waterproofing, roofing, and structural steel repairs.
- Oversee site logistics, including work involving scaffolding/rigging and sidewalk bridging as required.
- Lead subcontractor performance: scheduling, quality control, productivity, and safety compliance.
- Run jobsite meetings; track daily progress; maintain short-interval plans to protect milestones.
Client & Stakeholder Management
- Serve as the primary point of contact for owners/clients, property managers, consultants, and site reps.
- Provide clear weekly updates on schedule, constraints, change impacts, and next steps.
- Support compliance-driven projects such as Local Law 11 façade work by maintaining clean documentation and coordination.
Commercial / Financial Management
- Build and manage project budgets, cost tracking, forecasting, and margin protection.
- Review contracts, scopes, and drawings/specs; administer RFIs, submittals, and change documentation.
- Manage procurement: materials, rentals, and subcontract agreements.
Documentation & Closeout
- Maintain accurate project records (meeting minutes, daily logs, photos, safety paperwork).
- Drive punchlist completion, closeout packages, and warranty documentation.
Bilingual Communication (Spanish)
- Communicate professionally in Spanish and English with foremen, crews, and subcontractors to:
- confirm work plans and sequencing,
- address safety and quality requirements,
- resolve issues quickly and respectfully,
- reduce rework and misunderstandings.
Required Qualifications
- 3-7+ years of Project Management experience in construction, restoration, or building envelope work.
- Demonstrated experience managing scopes such as masonry, concrete repair/restoration, waterproofing, roofing, and façade-related work.
- Strong jobsite leadership: schedule planning, subcontractor oversight, and safety-first execution.
- Solid commercial skills: budgeting, forecasting, change management, billing coordination.
- Spanish - Professional Proficiency (spoken and written).
- Proficient with common PM tools (MS Office/Google Workspace) and documentation workflows.
- Able to travel locally across NYC job sites; valid driver's license preferred.
Preferred (Nice to Have)
- Experience with NYC façade compliance programs (e.g., Local Law 11/FISP coordination).
- Familiarity working around rigging/scaffolding operations or coordinating specialty access.
- OSHA 30 (or willingness to obtain), DOB site safety familiarity, restoration means & methods.
