Controls Technician - Line Programming (Building Automation)

Location: Austin, TX (Field-Based)

Overview

We are seeking a skilled Controls Technician with line programming experience to support Building Automation System (BAS) projects across Austin. This role focuses on programming, commissioning, and optimizing control sequences for HVAC and building systems in commercial and mission-critical facilities.

The ideal candidate has hands-on field experience, strong troubleshooting skills, and the ability to develop and modify control logic within BAS platforms.


Key Responsibilities

  • Perform line programming and configuration of Building Automation Systems (BAS) controllers.
  • Develop, implement, and troubleshoot control sequences for HVAC systems (AHUs, VAVs, chillers, boilers, etc.).
  • Download, test, and commission programs in the field, ensuring proper system functionality.
  • Modify and optimize existing control logic to improve system performance and efficiency.
  • Work closely with engineers to interpret sequence of operations and translate into functional programming.
  • Integrate BAS systems using protocols such as BACnet, Modbus, and LonWorks.
  • Perform point-to-point checkout, system diagnostics, and commissioning activities.
  • Assist with graphics verification and system front-end functionality (as needed).
  • Troubleshoot controller, network, and device-level issues.
  • Document programming changes, commissioning results, and system updates.

Required Qualifications

  • High school diploma or technical degree in HVAC, Electrical, or Controls-related field.
  • 3+ years of experience in Building Automation Systems with programming responsibilities.
  • Strong experience with line programming or block programming in BAS controllers.
  • Solid understanding of HVAC systems and control strategies.
  • Ability to read and interpret control drawings, wiring diagrams, and sequences of operation.
  • Experience with BAS systems such as Siemens, Johnson Controls, Schneider Electric, Honeywell, or Tridium Niagara.
  • Familiarity with low-voltage systems and control wiring.
  • Valid driver's license and ability to travel within the DFW area.

Preferred Qualifications

  • Experience with Niagara N4 programming or similar platforms.
  • Knowledge of IP networking and controller communications.
  • Exposure to data centers, healthcare, or large commercial facilities.
  • Experience with energy optimization and system tuning.
  • Manufacturer certifications in BAS platforms.
