Our client is a well-established consultancy and project delivery business supporting major commercial, healthcare, education, retail, industrial, and public infrastructure projects across Queensland. Due to continued project growth, they are looking to appoint an experienced Commissioning Manager to lead commissioning activities across a diverse portfolio of building services projects in Brisbane.
The Role
As the Commissioning Manager, you will be responsible for overseeing the commissioning process across mechanical, electrical, hydraulic, fire, and BMS systems from design review through to handover. You will work closely with contractors, consultants, developers, and local councils to ensure systems are delivered, tested, and commissioned in accordance with project requirements, compliance standards, and operational expectations.
This role would suit someone with strong stakeholder management experience and exposure working on projects involving Brisbane City Council and other Queensland local authorities.
Key Responsibilities
- Lead and manage end-to-end commissioning activities across commercial, retail, healthcare, education, civic, and industrial projects.
- Develop and implement commissioning plans, procedures, ITPs, and testing schedules.
- Coordinate commissioning activities between subcontractors, consultants, project managers, and client representatives.
- Review technical documentation including specifications, drawings, functional descriptions, and commissioning methodologies.
- Oversee testing and commissioning of HVAC, electrical, lighting controls, fire, hydraulic, and BMS systems.
- Ensure projects are delivered in line with Australian standards, compliance requirements, and council regulations.
- Manage defect resolution, witness testing, integrated systems testing, and final completion activities.
- Provide regular reporting on commissioning progress, risks, and project milestones.
- Support builders and project teams through practical completion and client handover phases.
Skills & Experience
- Proven experience as a Commissioning Manager, Building Services Manager, or Senior Commissioning Engineer within the built environment sector.
- Strong background delivering building services commissioning across commercial, healthcare, institutional, industrial, or public infrastructure projects.
- Experience working with local councils and government stakeholders in Queensland is highly regarded.
- Strong technical knowledge across mechanical, electrical, fire, and BMS systems.
- Familiarity with Australian standards, QA processes, and commissioning protocols.
- Ability to manage multiple stakeholders across contractors, consultants, and client-side teams.
- Excellent communication and project coordination skills.
- Trade or tertiary qualifications in Mechanical, Electrical, Building Services, or related engineering disciplines preferred.
