Project Manager - New Construction

Location: Southeast Virginia. Newport News

Position Overview

We are seeking a highly motivated and experienced Project Manager to oversee new construction mechanical projects from award through final client acceptance. This role carries full profit/loss responsibility and requires strong leadership, technical expertise, and a commitment to delivering high-quality results on time and within budget.

Key Responsibilities

  • Project Oversight: Manage all phases of mechanical construction projects including contract administration, scheduling, budgeting, supervision, and quality control.
  • Client Relations: Serve as the primary point of contact for clients and general contractors post-award.
  • Scheduling & Coordination: Collaborate with contractors, inspectors, designers, and internal teams to ensure timely installation of plumbing, HVAC systems, ductwork, insulation, and controls.
  • Material Management: Coordinate with prefabrication and procurement teams to ensure efficient material flow and timely delivery.
  • Budget & Cost Control: Monitor labor, subcontractor, and material costs; update forecasts monthly using internal accounting systems.
  • Change Management: Estimate and manage change orders, ensuring proper documentation and timely approvals.
  • Commissioning: Develop and lead commissioning plans, ensuring accuracy and adherence to project timelines.
  • Team Leadership: Conduct regular meetings with foremen and subcontractors to ensure safety, quality, and schedule compliance.
  • Project Closeout: Facilitate handoff to service teams for warranty and ongoing maintenance.

Qualifications

  • 5-10 years of experience in mechanical contracting project management, ideally with projects ranging from $8M-$12M.
  • Bachelor's degree in Mechanical Engineering or equivalent experience preferred.
  • Proven ability to manage multiple projects simultaneously.
  • Strong leadership, interpersonal, and communication skills.
  • Proficiency in Microsoft Office (Outlook, Project, Excel, Word); experience with Timberline or similar business software.
  • Excellent analytical and problem-solving abilities.
  • Demonstrated success in managing teams and subcontractors to meet performance objectives.

Workload & Expectations

  • Approximately 80% of time will be spent managing active projects; 20% on estimating, reporting, training, and meetings.
  • Must maintain a working calendar, daily activity log, and written goals for each project.
  • Expected to track, analyze, and report progress regularly.
