Seeking a Project Manager in the Davisboro, GA area. This role is responsible for leading the overall direction, successful completion, and financial performance of construction projects. The Project Manager oversees and manages activities such as contract administration, change orders, submittals, procurement, financial forecasting, and scheduling to ensure projects are delivered safely, on time, within budget, and with high quality standards.
Key Responsibilities
- Partner with scheduling teams, superintendents, subcontractors, and suppliers to develop and maintain the project schedule.
- Establish a project organizational structure and responsibility matrix at project kickoff; determine required resources including personnel, equipment, materials, and services. Collaborate with safety and loss prevention personnel assigned to the site.
- Review contract documents with all stakeholders (clients, internal teams, subcontractors, vendors, regulatory agencies, and utilities) to ensure alignment on scope, timing, and budget.
- Coordinate subcontractor and supplier deliverables to meet project timelines.
- Manage day-to-day project operations, including maintaining schedules, milestone tracking, and closeout processes. Conduct regular reviews with project staff and assign action items with follow-up plans.
- Build strong communication channels with suppliers and key stakeholders to ensure timely delivery of materials, tools, equipment, and workforce needs while reinforcing expectations and performance standards.
- Maintain a safe, secure, and inclusive jobsite by implementing programs related to safety, risk management, equal employment opportunity, training, and quality control.
- Develop and manage project budgets, including coordination of Guaranteed Maximum Price (GMP).
- Understand and ensure compliance with all contract requirements, including bonds, fees, reporting, schedules, and cost controls.
- Prepare and deliver monthly cost projections and labor reports in a timely manner.
- Develop a project incentive plan within 30 days of GMP approval.
- Foster strong relationships with clients, design teams, subcontractors, suppliers, and end users to meet or exceed expectations.
Minimum Qualifications
- Bachelor's degree in Construction Management, Civil Engineering, or a related field.
- 5-10 years of experience managing large-scale or corrections-related construction projects.
- At least 3 years of direct supervisory experience.
- Proficiency with project management and scheduling tools (e.g., Constructware, P6, or similar).
- Experience with cost forecasting, financial analysis, budgeting, and labor reporting.
- Familiarity with ERP or construction management systems such as JD Edwards or comparable platforms.
Preferred Qualifications
- Candidates local to the Davisboro, GA area are strongly preferred.
- Experience working with large, top-tier general contractors is a plus.
