Overview
We are seeking a Senior Controls Estimator to lead the development of accurate, competitive BAS cost estimates and proposals across commercial and/or mission-critical projects.
This role sits at the centre of preconstruction - responsible for reviewing drawings, defining scope, building cost models, and supporting winning bid strategies.
Key Responsibilities
Review RFPs, specifications, and mechanical/electrical drawings to define controls scope [FW: LVI As...mator Role | Outlook]
Develop detailed cost estimates and proposals for BAS projects
Produce:
Labour and material take-offs
Bills of materials (BOM)
Clear scopes of work
Build bottom-up cost models factoring labour, material, subcontractors, and risk [FW: LVI As...mator Role | Outlook]
Identify scope gaps, risks, and value engineering opportunities
Interface with:
Sales / Account Managers
Engineering and Design teams
Project Managers and field teams
Solicit and evaluate vendor and subcontractor pricing [cv | Word]
Lead or support bid reviews and pre-bid meetings
Support proposal submission and client-facing estimate reviews
Maintain and improve estimating tools, templates, and pricing databases
Required Experience
5-10+ years of experience in:
Building Automation / HVAC Controls
Estimating, preconstruction, or project engineering
Proven experience producing accurate BAS estimates and winning proposals
Technical Skills
Strong ability to read and interpret:
Mechanical and electrical drawings
Specifications and sequences of operation [cv | Word]
Experience with BAS systems (e.g. Niagara, Distech, Johnson Controls, Siemens, Schneider)
Solid understanding of:
HVAC systems (AHUs, VAVs, chillers, etc.)
Controls architecture and integration
Experience with take-off and estimating tools (e.g. Bluebeam or similar) [cv | Word]
Commercial Skills
Strong understanding of:
Project costing and margins
Risk identification and mitigation
Contract and scope development
Ability to balance technical accuracy with competitive pricing strategy
Experience working directly with clients, GCs, and subcontractors
Leadership (Senior Level)
Mentor junior estimators and support team development [FW: LVI As...mator Role | Outlook]
Lead estimating efforts on larger or complex projects
Help standardise estimating processes, templates, and tools
Contribute to reporting (pipeline, bid success rates, cost accuracy)
Preferred (Nice to Have)
Experience in data centres or mission-critical projects
Exposure to PLC/SCADA/EPMS alongside BAS
Background in project engineering or field delivery before moving into estimating
