Position Summary
An established engineering and environmental consulting firm is hiring an experienced Property Condition Assessment professional for its offices in the Baltimore Metro Area. This role is well suited to someone with 5-10 years of experience conducting and managing PCAs, Property Condition Needs Assessments (PCNAs), and environmental due diligence projects for commercial real estate clients. You'll take ownership of projects end to end, from site walks through report delivery, while working directly with lenders, investors, owners, and developers.
Responsibilities
- Conduct and manage Property Condition Assessments (PCAs) and Property Condition Needs Assessments (PCNAs) across a range of commercial property types.
- Evaluate commercial building systems, including site improvements, structural systems, building envelope, and MEP systems.
- Identify deficiencies and develop practical repair recommendations supported by defensible cost estimates.
- Prepare and review technical reports in accordance with ASTM standards, ensuring accuracy and consistency across deliverables.
- Manage multiple concurrent projects while maintaining quality and meeting schedule commitments.
- Serve as a point of contact for clients including lenders, investors, property owners, and developers.
Qualifications
- Bachelor's degree in Architecture, Civil Engineering, Construction Management, Building Science, or a related field.
- 6+ years of PCA/PCNA, building assessment, or due diligence consulting experience.
- Strong working knowledge of commercial building systems and cost estimating.
- Excellent technical writing, project management, and client communication skills.
- Experience with Phase I and Phase II Environmental Site Assessments, Construction Loan Monitoring (CLM), or Facility Condition Assessments is preferred.
- Specialized expertise in Building Envelope, MEP, Fire & Life Safety, or ADA/FHAA compliance is a plus.
- PE, RA, RRC, or RWC certification is a plus.
