We're representing a rare opportunity to join a stealth-stage venture that's quietly building one of the most advanced AI infrastructure platforms in the U.S. Backed by visionary leadership and deep capital, this team is scaling rapidly and seeking a Site Acquisition Lead to spearhead the development of 1GW-class greenfield data center sites.

What You'll Do:

  • Lead the full lifecycle of site acquisition - from initial identification through to Notice-to-Proceed (NTP).
  • Secure land, power, and network agreements across strategic markets.
  • Navigate permitting, entitlements, and incentive structures to unlock development potential.
  • Collaborate cross-functionally with engineering, legal, and finance teams to ensure infrastructure readiness.
  • Drive strategic decisions that directly influence the scale and speed of AI infrastructure deployment.

What You Bring:

  • Proven experience acquiring and developing large-scale infrastructure sites (data centers, energy, or industrial).
  • Deep understanding of land use, utility negotiations, and permitting processes.
  • Strategic mindset with the ability to execute in ambiguous, high-growth environments.
  • Passion for building foundational infrastructure that powers next-generation technologies.

Key Responsibilities:

  • Site Identification & Evaluation: Lead the search and assessment of greenfield sites suitable for hyperscale data center development.
  • Land & Power Agreements: Negotiate and secure land acquisitions, long-term leases, and utility power agreements to support large-scale deployments.
  • Network Interconnect Strategy: Coordinate with internal and external stakeholders to ensure robust network connectivity and interconnection options.
  • Permitting & Entitlements: Manage the permitting process, including zoning, environmental approvals, and entitlements, to ensure timely project execution.
  • Incentives & Government Relations: Identify and secure local, regional, and national incentives; build relationships with government agencies and economic development authorities.
  • Cross-Functional Leadership: Collaborate with engineering, legal, finance, and operations teams to align site acquisition strategy with broader business goals.
  • Milestone Delivery: Drive projects to NTP, ensuring all critical path items are resolved and development timelines are met.

Qualifications:

  • Proven experience leading site acquisition for large-scale infrastructure projects, ideally in the data center or energy sectors.
  • Strong negotiation skills and familiarity with land, utility, and network agreements.
  • Deep understanding of permitting, entitlements, and regulatory frameworks.
  • Ability to manage complex stakeholder relationships across internal teams and external partners.
  • Exceptional project management and organizational skills.
  • Bachelor's degree in Real Estate, Engineering, Business, or related field; advanced degree preferred.
