Position Overview
The Controls Technician is responsible for the installation, checkout, startup, and commissioning support of Building Automation Systems (BAS) on new construction and large renovation projects. This role works closely with project managers, controls engineers, electricians, and mechanical contractors to ensure control systems are installed, programmed, and commissioned according to project specifications, schedules, and quality standards.
Key Responsibilities
Installation & Field Execution
- Install BAS control panels, field controllers, sensors, actuators, and network devices on construction projects.
- Perform point-to-point checkout including I/O verification, device addressing, and physical wiring validation.
- Verify field device installation against drawings, submittals, and specifications.
- Coordinate with electricians and other trades to resolve installation or wiring issues.
Startup & Commissioning Support
- Assist with controller and system startups, including loading programs and firmware.
- Support functional performance testing and commissioning activities.
- Troubleshoot control, wiring, network, and device-level issues during construction and startup phases.
- Support seasonal commissioning and punch list resolution.
Programming & Graphics Support (as applicable)
- Make minor edits to control logic, sequences, and graphics under engineer or manager direction.
- Verify point naming, trends, alarms, and setpoints are implemented per project standards.
- Assist with testing networking (BACnet, Modbus, IP-based communications).
Documentation & Quality
- Mark up as-built drawings and track field changes.
- Complete startup reports, checkout sheets, and commissioning documentation.
- Ensure systems are installed in compliance with company standards, safety procedures, and site requirements.
Construction Coordination
- Attend job site meetings as needed to coordinate schedules and resolve issues.
- Communicate progress, risks, and technical challenges to project leadership.
- Support handover to service teams at project completion.
Required Qualifications
- High school diploma or GED; technical training or associate degree preferred.
- 3+ years of experience installing and commissioning Building Automation or HVAC controls.
- Strong understanding of HVAC equipment (AHUs, RTUs, VAVs, boilers, chillers).
- Experience working on construction sites and following job site safety practices.
- Ability to read control drawings, wiring diagrams, and sequences of operation.
Preferred Qualifications
- Experience with BAS platforms such as Tridium Niagara, Siemens, Johnson Controls, Schneider Electric, or Honeywell.
- Familiarity with control networks (BACnet MS/TP, BACnet/IP, Modbus).
- Niagara N4 certification or vendor-specific technical training.
- Experience supporting commissioning agents and third-party testing.
