Position Summary

We are seeking an experienced Project Manager to lead and deliver exterior restoration projects from inception through to successful completion. This individual will manage all project phases, coordinate with internal teams, subcontractors, and clients, ensure regulatory compliance, maintain schedules & budgets, and uphold the highest standards of quality, safety, and craftsmanship.


Key Responsibilities

  • Oversee multiple restoration or building envelope projects concurrently-from pre-construction through close-out.

  • Define scope of work; develop detailed project plans, schedules, resource allocations, and budgets.

  • Liaise with clients, architects, structural engineers, regulatory authorities/inspectors, and subcontractors; manage expectations and communication.

  • Lead procurement of materials, equipment, and subcontractor services; ensure quality and timeliness.

  • Monitor field operations regularly: conduct site inspections to ensure work is safe, compliant, up to standard, and on schedule.

  • Identify, mitigate, and resolve risks or issues (technical, logistical, logistical constraints, environmental, etc.), escalating when necessary.

  • Manage change orders and ensure appropriate documentation, cost control, and client & internal approvals.

  • Ensure all safety, environmental, and building code / heritage preservation regulations are adhered to.

  • Maintain comprehensive project documentation including permits, inspections, daily logs, budget tracking, forecasts, contract/subcontractor agreements.

  • Provide regular progress reports to senior leadership: status, budget vs actuals, schedule, foreseeable risks or delays.


Required Qualifications & Skills

  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related discipline (or equivalent experience).

  • Proven experience (typically 5-8 years or more) managing exterior restoration, facade / facade preservation, masonry, concrete, waterproofing, roofing, or building envelope projects.

  • Strong technical understanding of restoration techniques, materials (stone, brick, mortar, concrete, waterproofing membranes, etc.), and construction methods.

  • Familiarity with local building codes, historic preservation standards, and relevant regulatory processes.

  • Excellent leadership & interpersonal skills: ability to lead teams on site, manage subcontractors, interface with multiple stakeholders.

  • High competency in budgeting, financial tracking, cost estimation, scheduling.

  • Proficiency in project management tools/software; ability to read and interpret blueprints, specifications, survey reports.

  • Strong problem solving, decision making under pressure, ability to adapt to changing circumstances.

  • Commitment to safety and quality; track record enforcing safety procedures and quality control.


Desired Attributes

  • Experience with heritage / historic buildings is a strong plus.

  • Experience working in urban environments, navigating logistical constraints (scaffolding, site access, close neighbour / community relations).

  • Excellent communication skills, both written and verbal; clarity with reports, client interaction.

  • Detail-oriented, organized, proactive.

  • Ability to mentor and develop junior staff.


Working Conditions & Expectations

  • Frequent site visits; work outdoors and sometimes in challenging weather and conditions.

  • Travel between job sites; may need to manage multiple sites concurrently.

  • Use of protective and safety equipment mandatory.

  • Some flexibility in working hours; may include early mornings, evenings or weekends depending on project demands.
