Sales Project Manager - Building Envelope Restoration

Our client is a well-established, employee-focused specialty contractor with a long-standing reputation for restoring, maintaining, and protecting some of the Midwest's most prominent commercial, institutional, industrial, and historic structures. Their expertise spans building envelope restoration, waterproofing, concrete repair, masonry restoration, façade rehabilitation, and related specialty construction services.

As they continue to expand their presence across the Chicago market, they are seeking a Construction Sales & Project Manager who can drive new business opportunities while overseeing projects from award through closeout. This is an excellent opportunity for a commercially minded construction professional who enjoys building client relationships, developing work, and delivering high-quality restoration projects.

The Opportunity

This role blends business development, estimating, project management, and client relationship management. The successful individual will be responsible for identifying opportunities, preparing estimates and proposals, securing work, and ensuring projects are executed safely, profitably, and to a high standard of quality.

While project management experience is important, they are particularly interested in individuals with strong sales instincts and the ability to build long-term relationships with owners, architects, engineers, property managers, and general contractors.

Key Responsibilities

  • Develop new business opportunities within the commercial restoration and building envelope market
  • Build and maintain relationships with architects, consultants, property owners, facility managers, engineers, and general contractors
  • Perform site visits, project evaluations, quantity take-offs, and cost estimating
  • Prepare detailed proposals, budgets, and bid submissions
  • Negotiate contracts and successfully close sales opportunities
  • Manage projects from award through completion, ensuring financial and operational success
  • Coordinate with field leadership to ensure quality workmanship, safety compliance, and schedule adherence
  • Manage project documentation, change orders, budgets, and forecasting
  • Review project costs and maintain profitability targets
  • Support billing and collections activities as required
  • Provide a high level of customer service before, during, and after project completion
  • Participate in industry associations, networking events, and market development activities
  • Contribute to branch growth initiatives and overall business strategy

Qualifications

  • 4+ years of experience within commercial construction, restoration, building envelope, waterproofing, roofing, masonry, concrete repair, or related specialty contracting environments
  • Proven ability to develop business and win work through client relationships
  • Experience estimating and managing construction projects
  • Strong understanding of construction drawings, specifications, and contract documents
  • Ability to prepare accurate cost estimates and project budgets
  • Excellent communication, presentation, and relationship-building skills
  • Strong organizational and time-management abilities
  • Proficiency with Microsoft Office and construction management software

Preferred

  • Bachelor's degree in Construction Management, Engineering, Architecture, Business, or a related field
  • Experience within concrete restoration, façade restoration, masonry restoration, waterproofing, or building envelope rehabilitation
  • Existing relationships within the Chicago construction and property ownership community
