A long‑established, family‑operated general contracting firm specializing in exterior restoration, landmark preservation, roofing, waterproofing, masonry, and interior renovations seeks an experienced Project Manager to lead diverse construction projects across residential and commercial sites. Key Responsibilities
Project Planning & Coordination
- Develop detailed project schedules and align labor, materials, and subcontractors for each phase.
- Conduct site assessments to determine restoration needs, including façade conditions, joints, cracks, and structural features.
- Coordinate procurement of specialized exterior materials such as custom copper finishes, stucco systems, parapet components, lintels, and masonry supplies.
- Ensure alignment with all safety codes, local regulations, and preservation guidelines, especially for landmark-designated properties.
On‑Site Management
- Overseeday‑to‑day field operations, ensuringhigh‑quality craftsmanship for:
- Landmark preservation
- Decorative stonework and repairs
- Brick/stone replacement
- Pointing and waterproofing
- Stucco and bulkhead paneling
- Power washing and façade cleaning

- Manage crews performing restoration of historic brownstones, including work in high-profile neighborhoods.
- Conduct quality checks for masonry alignment, surface finishes, and structural integrity.
Client & Stakeholder Communication
- Serve as primary liaison with clients, keeping them informed on progress, schedule changes, and technical considerations.
- Collaborate closely with internal leadership, reflecting the firm's hands-on, client‑engaged operational style.
- Provide expertise in restoration sequencing, material selection, and exterior system performance.
Budget, Documentation & Compliance
- Prepare estimates, cost breakdowns, and project proposals, ensuring cost‑effective planning across small to large restoration scales.
- Track expenditures for labor, equipment, façade materials, and specialty restoration components.
- Maintain all project documentation, including structural reports, preservation compliance materials, and photographic records.
Qualifications
- 3-7 years of construction project management experience, preferably in exterior restoration, masonry, roofing, or building envelope work.
- Strong knowledge of:
- Masonry systems
- Façade restoration sequences
- Copper, stucco, and stone detailing
- Joint and crack repair methodologies
