Project Manager
Scope of Role:
The Project Manager is responsible for every aspect of the Construction Project. He / she may delegate authority, but the final responsibility is his / hers. Each Project Manager may approach the project differently, but he / she must remember the ultimate goal - the bottom line. The Project Manager needs to be available whenever and wherever he / she is needed and should anticipate working more than 40 hours / week. He / she must stay on top of every situation. This includes, but is not limited to Safety, Quality, Profitability, Customer Relations, Vendor Relations, and Co-worker Relations. Customer satisfaction is extremely important and can be achieved through building relationships, strong leadership skills and quality execution of the proposed work. Building relationships with each of our customers and ensuring we are exceeding their expectations are key to our success. The long-term growth and profitability of our construction business can be achieved by these relationships with repeat business. Managing the projects to execute at better than estimated margins is the goal on every project. Making sure that we are ahead of any unforeseen issues and have a plan for recovery when they occur is paramount.

Lead by example - Build trust and respect from each of our coworkers by developing work plans that empower them to succeed. Communicate with the team your expectations to work safely, work efficiently and be profitable. Develop training plans or in-house training to continuously improve our abilities.
Customer expectations - Establish a relationship with each on site leader and customer, listen to their expectations, develop work plans that meet their needs and maintain a close relationship throughout the life of the project. Ensure that the execution of each project meets or exceeds the customer's expectations and is within budget. Change orders and unforeseen issues must be addressed quickly and thoroughly to maintain a customer's trust.
Profitable Business - Ensure when planning daily work assignments, the scope of work is fully understood, all take-offs for material purchases are accurate and specifications are met. Execution of projects will be managed within the cost expectations set during the estimating phase. Continuously monitor and look for ways to reduce labor and material costs on each project without impacting the customer expectations and or project requirements. Ensure that each phase of the project is planned out to efficiently manage labor and costs.
Sucsess Criteria
- 10+ years' experience as a Project Manager on Multi-million-dollar projects
- College degree in related field or 5+ years' experience in the field.
- Continued proficiency in all of the items listed for Level 1 Project Manager, where this person is an expert in all of those area of responsibility
- Capable of managing multiple projects at any given time
- Capable of managing the most complex projects
- Develop a group of 3 - 5 (minimum) customers that consistently generate additional projects at above industry level profitability
- Assist Estimating with bidding and negotiating projects
- Consistently save 5% on Projects (Material / Equipment buyout and Labor Budget)
- Identify pre-fabrication opportunities and manage the pre-fabrication process for projects
- Draw and size equipment piping connections for pre-fabrication
- Assist Superintendent with All aspects of the Project (Project Setup, Material Handling, Labor Efficiencies, Quality, Safety, Etc.)
- Obtain a Journeyman Plumbing License
- Train Assistant Project Manager(s) / Project Coordinator(s) to be Project Manager(s)
- Identify and implement claim mitigation whenever possible and generate / negotiate claims when necessary
- Negotiate Contracts
- Assist other Project Managers and Superintendents with Difficult Situations
- Actively pursue, identify, and negotiate Value Engineering alternatives whenever possible
- Fully understand Plumbing and Mechanical systems to the level where you can manage Design / Build Projects
- Assist Executive Committee with creating and implementing Project related Policies and Procedures
