Job Summary
The Project Manager serves as the primary leader responsible for the day-to-day execution and overall management of assigned construction projects. This individual will drive project performance by proactively managing risk, resolving issues, and ensuring successful project delivery. The role requires strong leadership, organization, and decision-making skills to maintain budget, schedule, quality, and client satisfaction objectives, while ensuring compliance with all applicable federal regulations and contract requirements.
Key Responsibilities
- Lead projects from mobilization through closeout, including punch list management and final turnover.
- Manage project controls, including budgeting, forecasting, scheduling, engineering coordination, staffing, and subcontractor oversight.
- Coordinate effectively with owners, project teams, consultants, and subcontractors to maintain schedule, quality, safety, and financial goals.
- Implement and oversee quality control processes, including work planning, pre-construction meetings, material tracking, incident reporting, and corrective actions.
- Prepare, review, and manage RFIs, change orders, project schedules, look-ahead schedules, and other project documentation.
- Serve as the primary point of communication between project stakeholders, field teams, corporate leadership, and clients.
- Negotiate subcontract agreements, scopes of work, and project terms while ensuring contract compliance.
- Maintain a thorough understanding of owner contracts, subcontracts, purchase orders, and procurement requirements.
- Manage hard-bid subcontractor relationships, ensuring adherence to scope, schedule, and contract obligations.
- Oversee project administration activities including schedules, schedules of values, management plans, organizational charts, submittals, and document control.
- Coordinate labor, equipment, materials, permits, and third-party inspections or approvals required for project execution.
- Lead internal project meetings and client-facing progress meetings.
- Develop and manage Primavera P6 schedules, including cost and resource loading, and provide reporting on progress and production metrics.
- Monitor workforce allocation, production rates, and recovery plans to address schedule challenges.
- Manage project financials including budgets, P&L reporting, change management, vendor payments, and key performance indicators.
- Ensure compliance with federal contract requirements, including FAR, VAAR, AIA, and other applicable terms and conditions.
- Oversee commissioning, warranty management, owner evaluations, performance reporting, and overall client satisfaction.
Minimum Qualifications
- Bachelor's degree in Construction Management, Civil Engineering, or a related field.
- 10+ years of experience managing projects for a general contractor in a hard-bid environment.
- Strong understanding of construction methods, building systems, materials, and project delivery processes.
- Experience managing federal construction projects.
- Healthcare construction experience preferred, including work in active or occupied facilities.
- Proficiency with Microsoft Office Suite, Adobe Acrobat, and Bluebeam.
- Ability to support projects during various shifts, including nights and weekends, when operational requirements dictate.
- Experience with Davis-Bacon prevailing wage projects, union environments, or both.
- Ability to pass required background screenings and drug testing requirements.
- Interest in long-term career growth within a collaborative and development-focused organization.
Preferred Qualifications
- Experience managing projects for federal healthcare clients, including Department of Veterans Affairs facilities.
- Background in claims resolution, mediation, or dispute management.
- Knowledge of OSHA, EM 385-1-1, site safety programs, and safety reporting systems.
- Experience managing construction projects valued at $20M or greater.
