Project Manager

Overview

The Project Manager is accountable for leading construction projects from early planning through final close‑out, working closely with the Project Executive. This role oversees cost control, scheduling, procurement, team leadership, on‑site operations, quality, safety, regulatory compliance, client interaction, and post‑completion obligations including turnover and warranty administration. The Project Manager also manages all contractual processes, internal staffing coordination, and ongoing client relationships to ensure successful project delivery.


Key Responsibilities

Leadership & Team Development

  • Mentor, coach, and develop Assistant Project Managers and supporting team members in alignment with senior leadership expectations.
  • Provide or coordinate required training to ensure project teams are fully prepared to execute their responsibilities.
  • Directly oversee Assistant Project Managers and Superintendents to maintain schedule and budget discipline.
  • Address staff performance concerns, resolve day‑to‑day issues, and support professional growth within the team.

Project Execution & Construction Oversight

  • Maintain full responsibility for project execution through construction, punch‑list completion, close‑out, and turnover.
  • Ensure all project documentation-both digital and physical-is maintained accurately and in accordance with company standards.
  • Develop and manage short‑term and long‑term schedules, including two‑week look‑ahead plans, coordinating closely with site teams to ensure alignment.
  • Collaborate with the Project Expeditor to track permits, approvals, and regulatory requirements throughout the project lifecycle.
  • Track project financials using change management and cost reporting tools, identifying potential risks and future exposures.
  • Establish project benchmarks and standards that align with company quality expectations and contract documents.
  • Monitor subcontractor and vendor performance across safety, quality, schedule, and compliance metrics, reporting updates to senior leadership as required.
  • Prepare and present accurate progress, financial, and status reports to internal leadership and project stakeholders on a recurring basis.
  • Enforce company policies related to safety, internal controls, and compliance, ensuring project teams are trained and supported to uphold them.
  • Review drawings and specifications for constructability, coordination, and contract compliance.
  • Lead and coordinate all jobsite operations including workforce supervision, subcontractor activity, logistics, inspections, safety management, and site security.

Documentation, Financials & Meetings

  • Oversee the completion and accuracy of all required project records, including daily reports, logs, payroll tracking, quality documentation, inspections, RFIs, submittals, change orders, as‑builts, close‑out documentation, warranties, and photo records.
  • Review and approve subcontractor and vendor invoices, monitor payment flow, and manage retainage releases.
  • Plan, conduct, and document project meetings such as owner meetings, trade coordination sessions, safety meetings, and agency meetings.
  • Coordinate permitting and regulatory compliance with applicable authorities including DOB, DOT, MTA, DEC, and other agencies as required.
  • Ensure proper handling, storage, protection, and distribution of materials and equipment on site.

Education & Experience

  • Bachelor's degree in Construction Management, Engineering, Architecture, Business, or a related field preferred.
  • A minimum of 10 years of experience in construction management or a comparable leadership role within the construction industry, or an equivalent combination of education and experience.
