A nationally recognized building consulting and assessment firm is seeking a Senior Associate to join its growing Southeast team. This role is ideal for an experienced Registered Architect or Professional Engineer with a strong background in building condition assessments, forensic investigations, commercial construction, and capital planning.
Working with real estate owners, investors, lenders, and institutional clients, you'll lead evaluations of commercial properties while providing technical guidance, risk assessments, and strategic recommendations throughout the lifecycle of a building portfolio.
Key Responsibilities
- Conduct Property Condition Assessments (PCA) and Facility Condition Assessments (FCA) for a variety of commercial properties.
- Perform on-site investigations of structural systems, roofing, building enclosures, HVAC, plumbing, electrical, and site infrastructure.
- Evaluate building deficiencies, deferred maintenance, and remaining useful life of building systems.
- Review construction drawings, specifications, contracts, maintenance records, and project documentation.
- Prepare detailed technical reports, capital reserve analyses, and repair recommendations.
- Support forensic investigations and building envelope evaluations.
- Develop and maintain client relationships while supporting business development initiatives.
- Provide mentorship and technical leadership to junior team members.
- Travel throughout the Southeast region as required (approximately 30-50%).
Required Qualifications
- Bachelor's or Master's degree in Architecture, Engineering, or a related discipline.
- Registered Architect (RA/NCARB) or Professional Engineer (PE) license required.
- 15+ years of relevant industry experience within architecture, engineering, consulting, forensic investigation, or building assessment.
- Minimum 5 years of experience performing:
- Property Condition Assessments (ASTM E2018)
- Facility Condition Assessments
- Reserve Studies and Capital Planning
- Building Envelope and Roofing Evaluations
- Forensic Investigations
- ADA/FHA Accessibility Reviews
- Commercial Real Estate Due Diligence
- Strong understanding of commercial construction practices, building materials, and relevant building codes.
- Experience reviewing technical construction documents and contract drawings.
- Excellent report writing, communication, and client-facing skills.
Preferred Experience
- Construction Administration experience.
- Building enclosure consulting or forensic building investigations.
- Leadership and team mentoring experience.
- Proficiency with Revit, AutoCAD, Bluebeam, and related construction software platforms.
