Company Overview
A well-established mechanical and general contracting company serving the New York metropolitan area is seeking an
experienced Project Manager. The contractor delivers HVAC, mechanical systems, electrical, plumbing, building automation
and general contracting work for public-sector clients throughout New York City.
The successful candidate will lead large-scale public-sector construction projects, including contracts valued above $10
million.
Position Overview
The Project Manager is responsible for the technical and financial execution of public-sector construction projects from
preconstruction through procurement, construction, billing, commissioning and closeout. The role requires strong HVAC and
mechanical construction knowledge, alongside the leadership and commercial ability to manage schedules, budgets,
subcontractors, union trades and client relationships on complex public works contracts.
This individual will serve as the primary client-facing representative, own project profitability and billing performance, mentor
Assistant Project Managers and field supervisors, and maintain public-agency contract compliance throughout the project
lifecycle.
Key Responsibilities
* Lead and manage multiple public-sector construction projects from preconstruction through procurement, execution and
closeout, ensuring timely and budget-compliant completion.
* Develop and maintain project schedules, budgets, and labor and material forecasts.
* Conduct site visits, inspections, field verifications and project walk-throughs, and attend meetings with clients, agencies and
internal stakeholders.
* Prepare, negotiate and manage subcontractor and vendor agreements, while coordinating multiple union trades.
* Oversee procurement, equipment releases and delivery tracking, and review and approve shop drawings and submittals.
* Prepare, price and submit RFIs, change orders and scope clarifications, and track approvals and project impacts.
* Monitor project profitability, billing cycles and cash flow performance; submit monthly payment requisitions and follow up on
receivables.
* Collaborate with accounting to ensure accurate progress invoicing and billing.
* Review daily field reports and delegate and track their completion.
* Prepare project status reports and meet with senior management to discuss progress, risks and upcoming tasks.
* Mentor and lead Assistant Project Managers and field supervisors.

* Act as the primary client-facing representative in interactions with clients, agencies, vendors and project teams.
Required Qualifications
* Bachelor's degree in Mechanical Engineering, Construction Management or a related field, or equivalent hands-on
construction project management experience.
* Minimum five years of experience managing construction projects in the NYC public works sector, such as DASNY, SCA,
DDC, DEP or similar, with a strong HVAC and mechanical background.
* Experience managing public works contracts exceeding $10 million.
* Strong knowledge of HVAC systems, construction drawings, specifications and MEP coordination.
* Familiarity with public-agency contracts, change-order procedures and agency protocols.
* Strong leadership, communication and problem-solving abilities.
* Proficiency with project management software and Microsoft Office.
* OSHA 30 and NYC DOB Supervisor Site Safety Training (SST) Card, or ability to obtain before starting.
* Valid driver's license and ability to travel between project sites throughout New York City.
* Flexibility to work evenings, nights and weekends as project demands require.
* Experience mentoring or supervising Assistant Project Managers and field supervisors.
* Experience coordinating multiple union trades on active construction sites.
Work Environment
This is an in-office and project-site-based position based from a Brooklyn office, with regular travel to active public-sector
construction sites throughout New York City. Evening, night and weekend work may be required in line with project
schedules and public-agency requirements.
