Project Manager - Light Inudstrial Construction - DFW

A well-established commercial construction organization is seeking an experienced Project Manager to oversee the successful delivery of ground-up and expansion light industrial projects throughout the Dallas-Fort Worth market. This individual will be responsible for driving projects from preconstruction through closeout while maintaining budget, schedule, quality, and client expectations.

The ideal candidate has experience managing industrial construction projects such as manufacturing facilities, warehouse and distribution centers, service and maintenance facilities, transportation-related buildings, and other complex commercial developments. This role is best suited for a proactive leader who thrives in a fast-paced environment and enjoys collaborating with ownership teams, design professionals, field operations, and subcontractors to deliver exceptional results.

Responsibilities

  • Manage all phases of construction projects from contract execution through project closeout.
  • Develop and maintain project budgets, schedules, and cost forecasts.
  • Lead project planning, procurement, subcontractor buyout, and contracting activities.
  • Coordinate with Superintendents to ensure projects remain on schedule and within budget.
  • Review drawings, specifications, submittals, RFIs, and project documentation.
  • Monitor project costs, change orders, contingency tracking, and financial reporting.
  • Lead owner, architect, and subcontractor meetings while maintaining clear communication with all stakeholders.
  • Identify and proactively resolve project challenges related to schedule, costs, manpower, and constructability.
  • Manage subcontractor performance and ensure contractual obligations are fulfilled.
  • Oversee project billing, forecasting, cash flow management, and monthly reporting.
  • Ensure compliance with safety standards, quality expectations, and company procedures.
  • Facilitate project turnover, punch list completion, commissioning, and closeout documentation.
  • Build and maintain strong relationships with owners, architects, engineers, and trade partners.

Qualifications

  • 5+ years of experience as a Project Manager managing commercial or industrial construction projects.
  • Proven experience managing ground-up light industrial projects.
  • Strong understanding of industrial construction methods, building systems, and site development.
  • Experience managing project budgets, schedules, contracts, and financial reporting.
  • Experience with warehouse, distribution, manufacturing, transportation, maintenance, service, or similar industrial facility construction preferred.
  • Ability to manage multiple projects and priorities in a fast-paced environment.
  • Strong knowledge of subcontractor management, procurement, and contract administration.
  • Proficiency with Procore, Microsoft Office, and project scheduling software.
  • Excellent communication, leadership, negotiation, and problem-solving skills.
  • Bachelor's degree in Construction Management, Engineering, or a related field is preferred.
