Job Description: As a Preconstruction Manager, you will play a pivotal role in the planning and preparation phases of commercial construction projects. Working closely with clients, architects, engineers, and internal teams, you will oversee the development of comprehensive preconstruction strategies, ensuring projects are set up for success from inception to groundbreaking.
Responsibilities:
- Lead the preconstruction process from concept to bid, including budgeting, scheduling, and value engineering.
- Collaborate with project stakeholders to define project scope, objectives, and constraints.
- Conduct thorough site evaluations and analysis to identify potential risks and opportunities.
- Develop accurate cost estimates, proposals, and bid packages in alignment with project requirements.
- Coordinate with subcontractors, vendors, and suppliers to solicit competitive bids and negotiate contracts.
- Provide expertise and guidance on constructability, materials selection, and project feasibility.
- Utilize industry-leading software and tools to streamline processes and enhance project efficiency.
- Act as a liaison between clients, design teams, and construction teams to ensure seamless communication and alignment throughout the preconstruction phase.
Requirements:
- Bachelor's degree in Construction Management, Civil Engineering, or related field.
- Proven experience (5+ years) in preconstruction management within the commercial construction sector.
- Strong proficiency in construction estimating, scheduling, and budgeting software (e.g., Procore, Bluebeam, Primavera).
- Excellent communication, negotiation, and problem-solving skills.
